Muse Architects undertook an extensive feasibility study for a transformative residential opportunity in Sheffield, an underused car park with clear potential for redevelopment. The client appointed us to explore a range of development routes for a scheme of circa 70 apartments within an established urban context; with the objective of establishing whether a viable, policy aligned, and deliverable proposal could be progressed.
Our work focused on the fundamentals that shape early-stage decision making; site constraints and opportunities; planning policy context; access, servicing, and movement principles; massing and height parameters; daylight and outlook considerations; and a baseline view of buildability. Alongside the design testing, we reviewed key commercial drivers; likely unit mix and area efficiency; high level cost sensitivities; and the implications of programme and procurement strategy. The purpose was to identify where value could be created; where risk could sit; and what evidence would be required to support the next stage.

Incredible Result
The feasibility output was structured as a clear decision tool. It set out comparative concept options; diagrams and massing studies to communicate scale and townscape impact; and a narrative that explains how the proposal could respond to local character and policy expectations. It also highlighted the key technical workstreams that would need to be commissioned as the design progressed; for example, transport input, drainage approach, ground conditions, and environmental assessments; subject to project scope and statutory requirements.
The result was a coordinated feasibility report that supported informed client decisions; clarifying the site’s development potential, the likely planning pathway, and the steps needed to move from concept to a validation ready submission.
