Furnace Street; delivering six new homes on a constrained site with known historic coal mining influence; required a rigorously planned and commercially disciplined approach. From the outset, Muse Architects treated ground conditions as a primary driver of design development, programme planning, and cost management. Legacy mining and variable sub strata conditions introduced technical complexity; alongside a planning process that required clear evidence, coordinated reporting, and a buildable solution aligned to long term performance.
Our team led an end-to-end strategy, aligning planning, design, and delivery around risk reduction. We coordinated specialist inputs to inform the ground conditions baseline and to support an appropriate remediation strategy; including potential engineered reinforcement and targeted soil improvement measures; subject to intrusive investigations, technical design development, and statutory approvals. This approach allowed the architecture to progress in a controlled way, maintaining a pragmatic construction methodology and clear coordination across disciplines.
