
Design in Details
The residential development was delivered within the curtilage of an existing dwelling, maintaining access to both the existing and new homes, regarding Nos. 325 and 327 Birch Lane, while retaining usable private garden space.
The site had previously been a vacant plot used for storage for an extended period and made limited contribution to the street scene. The completed scheme brought the land back into active use, replacing an underused enclosure with a coherent residential layout and a more ordered, visually positive backdrop to the surrounding neighbourhood.
Privacy and amenity informed the design throughout. The layout and orientation were arranged to avoid direct overlooking between the new and existing dwellings and between garden areas; supported by window positioning, separation, and boundary treatments. The massing and siting were also set to limit overshadowing and loss of light at sensitive edges; with the built form arranged to reduce perceived impact from Birch Lane and neighbouring plots.

Incredible Result
Parking and access arrangements were delivered to support safe and efficient operation; including provision for servicing, refuse management, and emergency access. Pedestrian movement and inclusive access were integrated within the site layout; with bin storage positioned discreetly to minimise visual impact.
Landscaping and enclosure formed part of the place making strategy. Existing features were retained where practicable and reinforced with new planting and consistent fencing, supporting privacy, security, and a cohesive appearance. Clear routes and natural surveillance were embedded to improve legibility and reduce inactive corners.
The completed three-bedroom, two storey homes were planned to align with the Nationally Described Space Standard benchmark of 84 sq. m internal area, where applicable: subject to final as-built measurement.
