Project overview
A planning led residential transformation concept in Wilmslow; designed to upgrade a detached family home on a generous landscaped plot; with a clear focus on accessibility, contemporary living, and low impact change. The uploaded Design and Access Statement is titled “38 Fletsand Road, Wilmslow”; the Wilmslow Road address has been provided for portfolio positioning and should be aligned across drawings and captions before publishing.
Brief and constraints
The existing home includes a basement used for storage and plant, an existing garage with loft room, and a rear swimming pool; the street context is high quality detached housing with mature trees, hedges, and privacy setbacks. The design approach responds to local character; prioritises retained landscape; and limits visual and amenity impacts.

Design response
Basement level remains largely within the existing footprint; targeted for functional and finish upgrades. The main intervention sits at ground floor; with carefully scaled front and rear extensions to rebalance the façade and expand family living space; plus, a modest pool extension to improve usability. The garage is reconfigured for improved parking and circulation; and a lift is integrated to support inclusive access. Upper levels are re planned to increase room sizes and improve functionality; with a new stair providing dedicated access to the loft. The loft is optimised with two additional bedrooms, rooflights for daylight and ventilation, and supporting ancillary accommodation; delivering a coherent whole house strategy rather than piecemeal alterations.
