Design in Details

The Orchards is a residential development on Lightfoot Lane, Higher Bartle, Preston; with Marquee Homes identified as the developer in project information available at the time of writing. Muse Architects prepared the architectural design package; supporting early-stage layout testing, streetscape character, and clear visual communication through CGI and 3D views; to help stakeholders understand the emerging scheme.

The development is presented as a mixed tenure neighbourhood; with a range of one-, two-, three-and four-bedroom houses intended to support different households and life stages. A few homes are marketed through Shared Ownership, providing an additional route to purchase for eligible applicants.

Design intent has focused on calm, contemporary homes that sit comfortably within their setting. The external language is restrained, with consistent rooflines and simple detailing. Internally, plans are arranged around straightforward circulation; good daylight; and usable private gardens.

Incredible Result

The Tulip is shown as a three-bedroom home arranged over two floors. The layout is centred on a front lounge and an open plan kitchen dining space to the rear, with direct access to the garden. A ground floor WC supports day to day practicality. Upstairs, three bedrooms and a family bathroom provide flexible accommodation that can adapt to changing needs; including home working where required.

The published key features highlight practical benefits that residents recognise quickly; modern kitchens; electric vehicle charging provision; generous bathroom finishes; and turfed gardens. These cues inform the CGI strategy; focusing on street scenes, arrival and parking, garden thresholds, and a small number of interior views that demonstrate how the homes work in use.
