109–111 Wilmslow Road, Handforth District Centre, Wilmslow SK9 3ER is a planning led commercial enhancement prepared to support two established Class E operators; Hellas Taverna and Artos Greek Bakery and Patisserie. Muse Architects were appointed to produce a Design and Access Statement and the associated planning submission. The works relate to the use of the private forecourt as a covered external eating and drinking area, together with limited coordination to the front elevation.

The site sits within a busy village centre environment, characterised by a mix of retail, food, and service uses, with residential areas beyond the district centre boundary. The host buildings comprise traditional two storey units with white rendered façades, pitched slate roofs, and glazed shopfronts at ground level.

The proposal is intentionally modest in visual and physical impact. The principal building fabric and internal layouts are largely retained; the first floor remains unchanged. The new structure is contained within the forecourt boundary and introduces a retractable roof system intended to provide weather protection when closed and an open, naturally ventilated environment when retracted; subject to detailed design, specification, and management arrangements.

Incredible Result

The design approach is identity led and context aware. A white and blue palette, lightweight columns, and integrated planting are aligned to existing façade datums to maintain streetscape rhythm. Inclusive design principles have informed the layout; with level access and flexible seating arrangements intended to support a range of users, subject to detailed configuration.

Sustainability considerations are addressed through durable, low maintenance materials and a passive approach that can reduce reliance on fixed enclosed structures; subject to final specification. Baseline constraints were reviewed as part of the submission preparation. An initial highway adoption enquiry indicated the forecourt land is unadopted; no protected trees were identified; and no ecological constraints were recorded at the time of review. The proposed external area is 48.1 m².
