Ibraheem Mosque – 39 Upper Lloyd St, Manchester M14 4HY

Ibraheem Mosque: 39 Upper Lloyd Street, Manchester M14 4HY is located around 1.5 miles south of Manchester city centre, within Rusholme and the wider student corridor serving the University of Manchester and Manchester Metropolitan University. The mosque is one of the busiest in the city, responding to sustained growth in local Muslim communities since the 1990s and 2000s and regular use by Muslim students for daily prayers, lectures and learning. Muse Architects were commissioned to support a planning led transformation to improve capacity, accessibility and community provision, including a Manchester City Council planning approval (ref 121897/FO/2018), granted in June 2021. The ambition is to upgrade facilities for worship, education and civic engagement; while creating inclusive access for disabled and elderly worshippers and providing dedicated space for youth, women and after school learning. The proposed development centres on a coordinated package of internal re planning and targeted extensions. At ground and lower ground, the scheme introduces an improved entrance sequence, new lift and stair cores, and a covered courtyard to enhance wayfinding, safety and inclusivity. The ground floor extends into the courtyard to enlarge the main prayer hall and provide supporting community uses including youth space, kitchen provision and accessible WCs. Furnace St, Hyde

Furnace Street; delivering six new homes on a constrained site with known historic coal mining influence; required a rigorously planned and commercially disciplined approach. From the outset, Muse Architects treated ground conditions as a primary driver of design development, programme planning, and cost management. Legacy mining and variable sub strata conditions introduced technical complexity; alongside a planning process that required clear evidence, coordinated reporting, and a buildable solution aligned to long term performance. Our team led an end-to-end strategy, aligning planning, design, and delivery around risk reduction. We coordinated specialist inputs to inform the ground conditions baseline and to support an appropriate remediation strategy; including potential engineered reinforcement and targeted soil improvement measures; subject to intrusive investigations, technical design development, and statutory approvals. 101 Railway Road

Railway Road, Leigh is a large scale residential conversion that transforms a former college building into 26 well planned apartments over two floors; supported by a basement level and a shared courtyard amenity space. The site sits within a conservation area; so the brief required more than a simple change of use. It demanded careful architectural judgement; heritage sensitivity; and a delivery approach designed to maintain programme and quality. Muse Architects approached the scheme as both a commercial asset and a place to live. We tested the existing structure and circulation early; identifying what could be retained; what needed rationalising; and where layout efficiency could be improved without undermining daylight, privacy, or resident amenity. The result is a clear internal arrangement; legible cores and routes; and apartment plans that are calm, practical, and market ready. The interior visuals communicate the design intent. Open plan kitchen and dining spaces are designed to feel bright and usable; with contemporary cabinetry, durable worktops, and simple finishes that are robust in day to day use and suitable for marketing photography. Bathrooms are clean and straightforward, with practical detailing intended to support long term maintenance. Bedrooms are proportioned and furnished to demonstrate realistic occupancy; supporting sales, valuation, and letting discussions. 3 Brunswick Street, Liverpool

3 Brunswick Street is an end terrace building in a dense, mixed use city centre setting; surrounded by bars, restaurants, shops, hotels and residential uses. The proposal reuses the existing building to provide a 15 room hotel, with a bar at basement and ground floor level. The project seeks to support Liverpool’s visitor economy while bringing a long term underused asset back into active use. Key design moves prioritised operational clarity and a low impact external approach; working with the existing fabric and window positions; and improving day to day functionality for guests and servicing. Change of use with minimal external intervention; the building envelope is retained; street presence is protected; change is focused internally. Clear guest journey; reception led operation; bar activity concentrated at the lower levels for legibility and management. Access strategy within existing constraints; an internal lift is proposed to serve all floors; two accessible bedrooms are included; where level changes prevent step free access from the street, arrival would be managed through staff assisted arrangements and suitable equipment, subject to detailed design. Waste and cycle storage resolved internally; no external curtilage is available; bin and cycle storage are accommodated within the basement; kept out of public view. 101 Queens Road – Manchester

101 Queens Road, Cheetham Hill, Manchester M8 8UT is a planning led pre application concept developed by Muse Architects. The work explores how a constrained gateway site at the junction of Queens Road and Appleford Drive could be brought into more productive use; adjacent to the Queens Road bus depot; and within reach of Manchester city centre and key public transport corridors. The emerging proposal sets out a potential route to transform an underutilised plot into a high quality, residential led mixed use building; designed to respond to the existing urban fabric; maintain a consistent building line; and seek to improve the setting of the adjacent listed building, subject to heritage assessment and the relevant consents. Muse’s approach began with evidence led analysis; site and townscape review; building height and context mapping; transport connectivity; local amenity and green space review; and a planning history scan to understand earlier constraints and typical areas of concern, including massing, streetscape integration, and effects on heritage assets. Land Cheetham Hill M8 8LQ

Cheetham Hill, Manchester M8 8LQ is a planning led commercial concept by Muse Architects; developed to test a deliverable event venue on a prominent corner plot at the junction of Cheetham Hill Road and Derby Street. The proposal comprises a two-storey event centre with a basement car park; designed around circa 21 to 22 parking spaces; supporting managed arrivals and dispersal for weddings, exhibitions, and indoor events.   The design strategy is organised around clear zoning and operational flow. The basement level is intended for secure parking and back of house circulation, separating servicing from public areas. At ground floor, the scheme provides a legible public arrival with reception; supported by exhibition space, two conference rooms, staff facilities, kitchen, storage, plant, and a dedicated bin room. This establishes a flexible commercial ground plane; capable of accommodating different event formats while keeping servicing practical and contained. 109 Wilmslow Rd – Wilmslow SK9 3ER

109–111 Wilmslow Road, Handforth District Centre, Wilmslow SK9 3ER is a planning led commercial enhancement prepared to support two established Class E operators; Hellas Taverna and Artos Greek Bakery and Patisserie. Muse Architects were appointed to produce a Design and Access Statement and the associated planning submission. The works relate to the use of the private forecourt as a covered external eating and drinking area, together with limited coordination to the front elevation. The site sits within a busy village centre environment, characterised by a mix of retail, food, and service uses, with residential areas beyond the district centre boundary. The host buildings comprise traditional two storey units with white rendered façades, pitched slate roofs, and glazed shopfronts at ground level. The proposal is intentionally modest in visual and physical impact. The principal building fabric and internal layouts are largely retained; the first floor remains unchanged. The new structure is contained within the forecourt boundary and introduces a retractable roof system intended to provide weather protection when closed and an open, naturally ventilated environment when retracted; subject to detailed design, specification, and management arrangements.  Strategic Planning: We believe every successful project starts with thoughtful planning. Nell Lane

Nelrose sits at the corner of Princess Road and Nell Lane, Manchester M20 2LT, a gateway site on a key route into the city with strong public transport access. Muse Architects’ pre application concept sets out a commercial led mixed use strategy; revitalise an ageing building; strengthen the street edge; and support local business alongside new homes. The scheme is grounded in context. Midrise blocks already front Princess Road; providing precedent for a proposal of up to six storeys, with stepping toward quieter streets. At ground level, two flexible commercial units address both frontages; unit one is circa 166 sq m and unit two is circa 108 sq m. Both units are arranged level with the pavement and use proportioned glazing to animate the junction; residential access is separated to keep the commercial frontage clear and legible. Above, 25 apartments are planned to align with Manchester residential quality guidance and the Nationally Described Space Standard; 20 two-bedroom homes at circa 70 sq m and 5 one-bedroom homes at circa 50 sq m. Layouts prioritise daylight, efficient circulation, lift access, and durable specification. Movement is designed in. Secure cycle storage for 32 bikes provides 128 percent provision; car parking is limited to 15 spaces, including one accessible bay; supporting reduced car dependency.   The proposed development centres on a coordinated package of internal re planning and targeted extensions. Sheffield, South Yorkshire Apartment

Muse Architects undertook an extensive feasibility study for a transformative residential opportunity in Sheffield, an underused car park with clear potential for redevelopment. The client appointed us to explore a range of development routes for a scheme of circa 70 apartments within an established urban context; with the objective of establishing whether a viable, policy aligned, and deliverable proposal could be progressed. Our work focused on the fundamentals that shape early-stage decision making; site constraints and opportunities; planning policy context; access, servicing, and movement principles; massing and height parameters; daylight and outlook considerations; and a baseline view of buildability. Alongside the design testing, we reviewed key commercial drivers; likely unit mix and area efficiency; high level cost sensitivities; and the implications of programme and procurement strategy.
