Design in Details
At 87 Heaton Road, Withington, the client appointed Muse Architects as both developer and contractor; an empty core plot within an established residential setting. They needed one team to drive the full pathway; early feasibility and option testing; planning support; and construction stage technical delivery. The objective was clear; unlock value without overreaching; establish a credible planning route; and produce a buildable scheme with disciplined control of risk, cost and programme.
We began with evidence led feasibility. Plot geometry, access constraints and neighbour interfaces were mapped early; then massing, privacy and daylight fundamentals were tested before any single layout was fixed. Sketch options explored how the dwelling could sit within the site; how driveway and turning could work; how external amenity could be protected; and how servicing could be integrated without compromising usability. Multiple ground floor arrangements were developed to stress test the brief; balancing open plan living with quieter spaces; organising the home around a courtyard green area; and locating service zones to simplify construction and long-term maintenance. This created a clear decision trail for the client team; what performs best; what compromises too much; and what is most likely to progress through planning.

Incredible Result
With a preferred direction set, the design was shaped around the issues that typically determine outcomes for constrained residential proposals; neighbour relationships; overlooking control; daylight and overshadowing; parking and access; and refuse and cycle strategy. The architecture uses a repeated gabled language to read domestic and settled, while remaining contemporary through well-proportioned glazing and crisp reveals. A robust brick envelope and restrained detailing support durability, subject to specification and procurement.
Following planning, Muse supported technical design and site stage coordination, aligning junctions, weathering, structure and services with a pragmatic contractor methodology.
